CHAI provides comprehensive interior and architectural design services. Experienced in small residential renovations to major developments in commercial, retail, and hospitality including caf? restaurants, pubs and club projects. CHAI provides architectural expertise in most areas of the built environment, such as:

Feasibility studies
Concept design and design development
Construction documentation
Contract administration
Authority negotiations
Interior design and colour concept specialist
Property improvement consultancy
Pre-purchase property development potential assessment with design concept sketches and perspective drawings (Competitive Fixed Fees)

Services provided in five (5) Stages. Stages may vary depending on each project and normally interrelated between different stages.

STAGE 1- FEASIBILITY STUDY

Site analysis,formulate design brief and design program.
Establish a clear basis for Scope and Performance.
Schematic floor plans for client's recommendations.
Prepare a preliminary budget.
Preliminary Council enquiries in planning and design.

This phase commences with the receipt of the signed Design Agreement and the client's written approval of the Schematic Floor Plans, preliminary budget and establishment of design concept direction.

STAGE 2- CONCEPT DESIGN AND DESIGN DEVELOPMENT

Preliminary drawings, colour schemes and material finishes selections.
Architecture/ interior design, design development drawings.
Preliminary cost of architectural/interior design work.
Client approvals in Design Development presentation package.
Preliminary enquiries with Council and submit Development Application.

STAGE 3- CONSTRUCTION DOCUMENTATION

Final detailed construction documents, materials and finishes specifications for tender and construction.
Submit Building Application for construction certificate.

STAGE 4- CONTRACT ADMINISTRATION

Tendering process. Final scope of work and schedule of finishes.
Periodic site inspections to ensure quality control, construction and material selection in accordance with contract documents and specifications.
Coordination with consultants.

STAGE 5- QUALITY CONTROL AND PRACTICAL COMPLETION

Final defects inspection and notify practical completion.
Practical completion and hand over to client.
